If you are forth coming with your lender - he will do whatever it takes to get you in a home with the lowest possible mortgate rate available. Be warned though - if your lending broker starts to change your application and the information makes you look good to lenders but is in fact a lie - then get the hell out of there quick - That is fraud and you can do serious jail time for this and the broker too - There are honest bad credit mortgage lenders out there - you just need to find them in your area - Just be careful.
First thing to do is buy a spiral notebook to keep a log of your actions and conversations when doing research on obtaining your home loan - keep a section on lenders, your credit history, phone conversations with mortgage brokers, and a section with your to do list that you need to take action on.
My mother had bad credit for decades due to her second husband’s business ventures - She lived in an apartment for years thinking she could never qualify for a home mortgage with her bad credit history - I finally convinced her to start trying and now she has a modest two bedroom, one bath home with a single car garage that costs less than she was paying in rent and is closer to her work location. It took about 18 months, and some scrimping and saving but we got her a bad credit mortgage in decent neighborhood with a huge backyard (where our kids play a lot).
Keep your goals in mind - if you really want a home then you will keep your goal foremost in front of everything and keep plugging away until you get the results you are looking for..
